Job Summary
Asset Management Group (AMG) is seeking a high-caliber Business Development Lead to drive revenue generation, deal execution, and strategic land asset monetization. This is not a portfolio management or analyst role. It is a frontline revenue generation position for a seasoned professional who thrives on closing deals, structuring joint venture partnerships, and turning land assets into cash and profitable partnerships. The successful candidate will sit at the intersection of revenue generation and deal execution, investment analysis and monetization strategy, investor and joint venture partner relations, and strategic asset management. Working directly with the CEO and executive leadership, this role offers a unique platform to shape the growth trajectory of a dynamic real estate and land banking firm operating across key Nigerian markets, with select exposure to the UK market. If you have a proven track record of closing high-value land sales, structuring joint ventures, and navigating complex regulatory landscapes, this is your opportunity to own outcomes and drive measurable business results.
Key Responsibilities
- Execute strategic land sales and divestment strategies to maximize asset value and achieve revenue targets.
- Build and manage a robust investor and buyer pipeline for land banking exits, ensuring a steady flow of qualified leads.
- Structure and negotiate joint venture partnerships for select development opportunities, balancing risk and reward.
- Negotiate deal terms, close transactions, and manage post-sale relationships to ensure long-term partner satisfaction.
- Create compelling sales collateral, including investment memos, property profiles, and pitch decks tailored to institutional buyers and investors.
- Achieve quarterly and annual revenue targets, with a focus on closing 2-3 major transactions annually.
- Evaluate monetization strategies for each land asset, including strategic sale, joint venture partnership, or long-term hold.
- Build revenue projection models and pricing strategies for land sales, using market data and comparable transactions.
- Analyze hold versus sell decisions using internal rate of return (IRR) and net present value (NPV) analysis, considering market timing and portfolio objectives.
- Evaluate acquisition opportunities for portfolio expansion across key Nigerian markets, including Abuja and Lagos.
- Support the CEO with investment committee materials and board presentations, delivering actionable insights and recommendations.
- Map, validate, and digitize land assets across operating markets, reconciling survey plans with on-ground reality.
- Identify access constraints, infrastructure challenges, and development or sale risks for each asset.
- Build and maintain a structured digital land portfolio database to streamline decision-making and reporting.
- Track pricing trends and transaction activity across target markets, producing monthly market intelligence reports.
- Benchmark comparable land sales and joint venture structures to inform pricing and exit strategies.
- Identify emerging acquisition opportunities and buyer or investor activity in target geographies.
- Maintain relationships with institutional buyers, developers, surveyors, architects, lawyers, and brokers.
- Navigate regulatory processes including Federal Capital Development Authority (FCDA) allocations, title perfection, and compliance requirements.
- Build and manage CRM and pipeline tracking systems for buyer and investor relationships.
- Organize land records, deal files, and transaction documentation to improve deal velocity and reduce approval bottlenecks.
Role Requirements & Qualifications
- Bachelor's degree in Real Estate, Finance, Economics, Business Administration, or a related field. A master's degree or professional certification (e.g., MRICS, CFA, MBA) is highly desirable.
- 5 to 7 years of progressive experience in business development, sales, or deal execution within the real estate, land banking, or investment sectors.
- Proven track record of closing land sales, structuring joint ventures, or negotiating high-stakes transactions in Nigerian real estate markets.
- Deep understanding of Nigerian land tenure systems, regulatory frameworks (including FCDA allocations), and title perfection processes.
- Experience working directly with C-suite executives, investment committees, and board-level stakeholders.
- Demonstrated ability to build and manage a pipeline of institutional buyers, developers, and joint venture partners.
- Strong financial modeling skills, including proficiency in IRR, NPV, and cash flow analysis for real estate assets.
- Proficiency in CRM software, digital mapping tools (e.g., GIS), and Microsoft Office Suite (Excel, PowerPoint, Word).
